Overview

7 Market Road is a strategically located development site across the road from the Werribee Train Station and Werribee’s bustling CBD.

We acquired the generous 810m2 site in 2015 and successfully justified the suitability of the site for 5 townhouses (1x3bedrooms and 4x2bedrooms) due to its proximity to public transport, town centre and amenities.  We worked with Council’s Major Projects Town Planner to get this project over the line and obtained a permit and endorsed plans relatively quickly.

We then assessed our options and identified that a healthy profit could be obtained by selling this project off with plans and permits to a developer/investor who could then complete the build.  This would provide a quick, low risk return whilst still providing a healthy profit margin of 20%.  The overall project timeframe from acquisition to sale was approx. 12 months, providing an excellent rate of return.
